Our Process

Pre-Construction
At Osborn Homes, we realize building a new home is one of the most important decisions you can make. So naturally, step one is getting to know you, your goals, your values, your timeline, and your budget.

Build
Osborn Homes provides a different approach to new home construction by replacing frustration and headaches with ease and constant communication.

Post-Build
The only thing we value more than exceptional craftsmanship is trust. That’s why we provide the post-build care necessary to ensure that not only are you satisfied during each phase of construction but also long after your home is completed.

Water soaking the dirt is an extremely important and often overlooked process when building a home. You water soak around the foundation to force loose dirt to settle. That way you can bring in more dirt or gravel to fill in the sunken areas so you can put down concrete. This process will save you from having to deal with major settling issues down the road.

We were very excited and honored when we were asked to teach a class on new construction for realtors. We had a great time engaging with everyone. The questions were great as well. Thank you to @hsnebraska and @conniegabrielhain for giving us the opportunity. Thank you to the realtors who attended. We are very excited to continue working with @hsnebraska on future educational opportunities.

“How do I find a good builder?”
I have been asked this a handful of times over the past several months. This is the answer.
1. Talk to Realtors. Figure out who the big realtors are and ask them questions.
2. Figure out what your needs are and find a builder that specializes in that area of construction.
3. Read the online reviews! This is self-explanatory. We all know how to use Google reviews. Do your research.
